Air Conditioning Survey
(TM44)
What is it ?
A TM44 inspection provides a detailed assessment of your air conditioning systems, looking at energy performance, maintenance standards and overall operational efficiency.
Inspections must be carried out every five years by a qualified assessor and are mandatory for most commercial and public buildings.
Why does it matter ?
Legal Compliance: Stay compliant with current requirements and avoid potential fines or penalties by ensuring inspections are completed when required.
Improved Energy Efficiency: Identify areas where your air conditioning system may be operating inefficiently and opportunities to reduce energy consumption.
Reduced Running Costs: Optimise system performance to help minimise energy use and ongoing operating costs.
Lower Carbon Footprint: Improve the efficiency of your systems and support your organisation’s wider sustainability and carbon reduction goals.
Who is it for ?
If your building has air conditioning systems with a combined rated output of more than 12kW, you are legally required to have a TM44 inspection at least every five years. This includes systems such as split units, VRF/VRV systems and centralised cooling systems.
What happens if you don’t have one ?
Failing to have a required air-conditioning inspection can result in a £300 penalty charge.
If Trading Standards requests a copy of your inspection report, you must provide it within 7 days, or a further £200 penalty may apply.
Keeping your TM44 inspection up to date helps ensure your business remains compliant and avoids unnecessary penalties.
